Ron Urban : One of the things I’d like to talk about for one second… one step backward is really what the energy show is about. It’s not an info commercial. It’s a show about energy and energy efficiencies. It’s about your business. It’s about the residents and everything. We’re going to have guests from… Manufacturers will be here. Product people will be here. Hopefully, we’re going to have people from New Jersey Clean Energy her. And a lot of guest speakers and things like that… where it’s a whole total package. People really are going to make a ton of money if they listen to this show.

One of the things that took me over 40 years to do through research and commercial buildings and things which I designed, build… and also in conjunction with electrical systems. But there’s a lot to it. Everyone thinks they know what they’re doing; most people don’t. But in reality, you’re going to learn a lot. We’re going to have people from some of the biggest companies here. We’re going to have people that are experts in different fields here. So… and by the way, they are going to back up what we talk about. Most of the people on these shows that are going to be on these shows, if there’s commercials in these shows… Not only are they guaranteeing their worth, they are people that I know, that I met, and I ’m going to guarantee their worth too.  All my projects are guaranteed and warranted way above anybody else. I don’t care how big they are. They sub everything out. They got all kinds of crazy guys doing their own work. They don’t have their own people. In my head, they don’t know where they came from. One of the things that I do, that we do in our presentation for our commercial customers, especially the larger ones, we bring out the manufacturers with us. And one for the reasons that I’m bringing up the manufacturers, you know, you might not notice. I might look like I’m 50 or 60 years old, but I’m really like 97 which is a joke, but they’re always asking, “Well what happens if anything happens to you?” By the way, I have some of the largest, some of the most top companies in the country that are- they back up the warranties.

They’re there for a reason because if anything goes wrong, they were sitting at the meeting. They can be in our notes and they’re the best. They have the best products and the best warranties. In fact, I’ve been dealing with Bob whose going to be on very shortly and talk a little bit about their products and stuff. When I first did one of my first commercial projects, Bob was telling me about the roof and things. The roof that they do. I’ve been speaking to one of the top engineers from one of the top pharmaceutical companies, an energy expert for over 40 years. He’s retired now. He told me about the product.

Now Bob’s company will also talk about how they used to have 20-year warranties on some of the properties. And I believe because our system, our first system, unbalanced state of New Jersey, my first project because I didn’t think about putting rocks in someone’s roof, they now guarantee solar. Eric : Yeah let’s talk about that in just a second. But again, you know what Ron was just talking about. Ron: So it’s something real important that Eric just said there. By the way, I’ve been designing buildings and electric systems my whole life. So I look at it a whole different way. So like I can’t take the roof and put it on with a solar project, but like my accountants take the roof, they take the depreciation. By the way, we might be doing lighting, L.E.D. lighting for you. And we’ll take all the energy savings. We work in some companies we might be doing truck ports for them outside their property where they spend $300,000 a year to plow the things. We don’t do regular carports. We can design our own and cover the whole parking lot. The snow drops off somewhere else.

So when you take all of this… you know, I sit down with corporate accountants and things, we’re going to show you all the way and you’re never going to pay that money again. So you know what even if it costs more, you’re going to make so much more money off of our systems because of how we break it down, how we show you. Solar contractors don’t have a clue what I do. Some of the biggest solar contractors and developers in the state, in the country, their back- look at their backgrounds. They’re anything from HVAC contractors, roofers, chemical engineers, and on and on and on.

My background for 40 years is designing electric systems and designing buildings. That’s my job. So now for all my developer buddies and the people that I met out there and my whole career, I’m showing you… you get the- by the way every- I just look over and over again, the customer, the contractor. He could be an HVAC contractor. He could be a roofing contractor. There’s all these crazy benefits you get. Either you don’t know. Either they didn’t get trained or went to the proper classes or they’re taking your incentives. It doesn’t even supply houses to take all the incentives that you get.

Eric : And it’s the insanity is that you need to know about and take advantage of- that’s where the real money is. That’s where the real payoff is.

Ron : Absolutely. And by the way in every state has… Well, I’m from New Jersey, we do most of our work in New Jersey. We have New Jersey Clean Energy. And the problem is there’s two thousand pages through it. You know there’s a million little things in there and if you learn and no one does it like all. That’s like a big problem. You know. I’m right now, I’m designing buildings for people for they even start. Before they even touch their architects and stuff. So we’re designing buildings with roofs designed just for solar. You’re going to get more production out of your roof. We’re designing the buildings, this may sound crazy, with electric and heat and things. The more electric I put in your building, the more money you’re going to make.

And by the way, just take one step backwards. Eric and I kept saying warehouses. Warehouses are a very small user of electricity. You know? A lot of the warehouses we’re doing and their offices. They’re changing all their offices to heat. It’s a money- it’s making them money. The customers, let’s see how it really works. It’s great, but let’s flip over to the other side. Let’s talk about nursing homes, let’s talk about hotels. Let’s talk about what your business has to pay for all this electricity. You know it’s not a triple net lease, it’s nothing, and you got to pay all this. I can knock that out. If solar guys came to your industry, to your house, I’m sorry, to your building or your property and says, “Well, oh. I don’t think we can get it on here.”

 I will design something to get it on there. That’s the difference between me and them. By the way, I might not be the smartest guy in the world because they’re making a fast buck throwing these things on your roof and running. I’ll design all kinds of walkways. I’ll do everything architecturally pleasing for corporations. Whatever they want to do, I will do it and it’ll be energy efficient. It will pay for your mortgages, for your things. When you take all the numbers and combine them together, have an accountant to do this and show you all these ways you’re saving money. You know, I looked at a project in New York. I don’t really like going through the city too much in upstate New York. They’re electric bill. They got more money, in one year they had over $100,000 retrofit. In five years it paid- not only did it pay itself off in nine months, they made about $500,000 off of it.

Eric: Yeah and all these companies that are coming out that are trying to tell you they’re going to save you money. Ron is not going to promise to save you money. Ron is going to make you money. And we’ve been educating business owners this hour on how solar energy efficiency, the complete redesign, and build of your commercial building cannot only eliminate one of your biggest utility costs but can actually make you money. And one of the things we’ve talked about is the need for a new roof. A new roof can be prohibitively expensive. In just a moment, we’re going to talk to one of the nation’s leading roofing experts, but I think, Ron before we do that it’s important to understand how all of these things kind of incorporate into one another and how you look at different jobs and how you go to a business owner and say, “All right, so you need a new roof and you need a new lighting system and you need all of these other things.”  It’s like putting together a jigsaw puzzle. Ron : So my years of experience and I’m always training somebody. We try to hire more… and especially in our commercial industry. We kind of consider ourselves as educators, not

salespeople. So my salespeople, educators, are always bugging me. They ask, “Please help us to be able to understand what you do and see what you do. So it’s kind of like a joke, I work for larger companies. When I work for a larger company, they’ll have- they’ll hire engineers. They’ll hire all kinds of crews to do audits under a building. So normally when I’m just talking to a customer for the very first time I’ll walk through their building. I’ll give you a quick example.

Not too long ago, I walked through a guy’s building. It was about 180,000 square feet. That’s like three football fields, whatever it was. So I walked through the building and when we got done, he told me, “When am I going to perform the energy audit?” I say, “Guess what, I’m done.” And then I saw my sales guy mouth drop. You know, I’ve been doing this so long. I design buildings. One of the reasons people say, “Why do you design a whole building with every inch of it?” First off when I build it, I know everything that’s wrong. I know how to build it. I know how to build it right. I know what every nut and bolt is. But when I’m walking through a building I can see right away the heating’s 25 years old. The roof deck is starting to rust; it needs a new roof. I mean, the lighting’s ancient, it’s obsolete. I go in the bathrooms. The toilets are leaking, they’re ninety years old. You know, there’s a lot of stuff you put together. And no one wants to take care of these expenses, you know?

Eric : And that’s your advantage by being design and build. That’s why we say all the time, Ron Urban is not a solar guy. Your background in design and build lets you look at these projects differently than any of these guys that are walking into your office or calling you on the phone or sending you, you know, stuff on social media.

Ron : You know, there’s something else too. I have some family that works for me. They kind of yell at me because I got- I’m a little overboard. I’m really passionate when I do. If we’re doing a project and something wrong with your building, half the time I’ll fix it and we’ll do it with no expense to you because it’s something in my brain I think I missed. But we really take a lot of pride in it. A lot of times when I’m with owners, the owners end up telling me, “Hey I need this, I need that. But probably the greatest thing and one of the best feelings I get… It’s like when I cook and people really like what I do. it makes you feel good. When I’m with building owners, they call me for years. “Ron, I got a problem with this. Ron, this… Can you help me with that?” And I do and I enjoy it. I really do.

So it’s kind of a passion of mine. But you’re cutting out about 10 middlemen. You’re cutting out a lot of costs here and there. You know, people think our systems are some of the most expensive out there, I have to laugh. So if you hire a solar contractor, he has to put a canopy on the side of your building to put more solar panels. Knock out your whole electric bill. I designed this. I design it, I fabricate it and I make it. None of them do that. Or there’s not many that do if I- nor did I ever see one. So that cuts your expense down. Everything we do. People ask me too, they say, “Hey Ron, we got this solar company. We’re waiting three and a half months to get this price from them.” Guess what if I look at your building normally before I get there I got to price and a book in my hand. You know it’s all done. We don’t have to wait for years and months for 50,000 people to review it or to do whatever they do. And our projects are normally 10 times better than anybody else’s.

Eric : And Ron is not subbing this out to subcontractors that you don’t know. They’re all part of the Advance Solar and Energy Solutions team. But we talked about roofs. The crazy thing that we’re doing now in the industry, right now, is that it’s one-year depreciation. So its’ got one company, comes in, get money back, and then you’re going to be making money on your solar. And I’m just going to touch base and let Bob talk a little bit about his… from Carlisle, some of the things that they have and how great their systems really are.

Bob: Well thank you, Ronnie. Thanks for having me. I’ve been in the commercial roofing business for 28 years… and now with Carlisle Roof, Home, and Coatings, one of the largest manufacturers of roofing materials in the country. We specialize in liquid applied roofing and we like to think of ourselves as enablers for the solar, the rooftop solar industry by creating a long-term platform for them to place their panels onto. There are two variations of systems that we propose. One is, as Ron mentioned, polyurethane foam, a layer of that which is spray applied. And then coded with two to three coats of a high solid silicone coating, also spray applied or just spray-applied coatings which is a roof restoration system if the project is applicable for a system like that. By using the polyurethane foam, we’re adding tremendous insulation to the building. It is the best insulating material in the roofing industry. It’s seamless. It’s totally monolithic and works well in a variety of applications.

Rob : Some of the things that’s really important and I hear this every day from customers that’s always been around since 2003, right now in the industry. I’ll get a developer, a manufacturer comes to me, “Hey, I finally got a roof put up on my building.” You know, they should really call us first.  You know, I do presentations. Bob comes with me on a lot of our presentations. Something that’s extremely important for the solar, for your efficiency is a white roof. It helps your panels run more efficient. A white roof also knocks down some of your efficiencies in your building where it keeps it cool and you know using less air-conditioning and everything else.

So when people come to one of our seminars or we come out for a presentation, we really get in-depth. If it’s a larger scale company, I mean, we really welcome the engineers to be there. We’ll do a whole presentation. We have the manufactures with us.  And really one of Bob’s companies are truly one of the best in the industry.

Bob : As Ron mentioned, every case is different. It’s like I said, we want more solar panels out there. Renewable energy is on the rise. It’s an exploding industry for a lot of good reasons and we want to help encourage that technology. So by putting together a system on the roof that will enable more panels all for a long term warranty and do a lot of other things at a very, very competitively priced way. We’re going to enable that solar industry to explode even more.

Ron : One of the things in my background is that I became a developer in life and one of the things I met from all my developer buddies is no one ever wants to put a roof on their building. They’ll patch it. They’ll do this, they’ll do that. But right now you got one-year depreciation. You get your whole roof done. People squawk about the solar industry. We maintain it, besides install it and all your other warranties. The least of warranties you have as a business owner is 20 years, including maintenance. You don’t have to touch the system. We do it all. It’s included with the roof. You have a brand new roof on your building. So it’s a plus plus. You’re increasing the value of your building by many, many times over. It’s a huge thing.

You get every penny of your money back. It’s going to come back in like two to three years or so. Then you make money. Don’t be tricked by these giant companies out there that are trying to lease your systems and go through PPA’s and things like that. We will give you all the options. Your accountants… we like to do meetings with accountants and engineers in our meetings. They get what we get. In our book, it’s clearly stated out there. All the warranties, guarantees are in there. Ron: You know, tax benefits and their highest operating expenses combined. So let’s just talk real quick and let’s talk some scary numbers out there to people. Say a job is $1 million. So what the building owners really need to know and the developers is that in one year, after the first year, our booklets will demonstrate that to you. Prove to you, show your account and how it works. You’re going to get half or a little bit more of that money back in one year. A residential, sorry, a commercial project could be two-year payback. Sometimes a little less, sometimes a little bit more. It all depends on roofs and things like that, everything else and how it happened, where you’re at, where you’re located.

So the biggest thing that I try and I try to explain to people too. I don’t care if its residential or commercial, I’m kind of laughing. Like people are like, “What do I got to lay out? What am I going to get back? What am I getting?.” Well, boom boom. But there’s not a dime that you’re paying back to pay this system off. Our books demonstrate, because we don’t take any of your profits, we don’t take any of your incentives, we don’t take any of the bonuses that you’re going to get. It’s all yours. So in- normally you’re just going to… by the way, you have no electric bill. If you have a building and a building has a $100,000 a year electric bill, we eliminate that electric bill. There’s other things you need to think about too. Your building is now worth $100,000 more.

Eric: But I think that’s where, you know, where some of these other solar companies… they come in and say, “Oh you got a $100,000 electric bill. We’re going to save you 15% on your electric bill.

Ron : They could be 15%. By the way, some might even go all the way up to 90 or 100%, but then they’re taking- telling you how to finance it, taking your [inaudible 33:52]. They’re taking your 30%. I tell people this all the time when I do seminars. If they’re taking anything, if they’re being your buddies and helping you and taking you anything, you are getting ripped off. I have to say this and it’s kind of cracking me up lately. More and more, the utility companies are getting into solar.

Eric : I’ve been seeing that, yeah. Yeah.

Ron : And just really think hard about how much you love your utility company. Is that utility company really out there to give you money back or is he trying to figure out how to make more money himself? There’s a lot of utility companies out there backed up by these giant leases and things like that, you know. And they just do it to make more money and it sounds good. People- this is probably the worst thing whether you’re a commercial project or a residential project. I hear this every day. “Well, you’re not that big. Look what the big giant guys are doing. You know so and so, he builds cars. He does this.” I say, “Go with him. Go ahead. They’re taking your money. They figured out a way to get their money. A lot of them are even backed up. Their companies got a ton of money from the government. They’re just there to take your money.”

Eric : And look at how many of these companies have already gone bankrupt. When the big push was on for solar, you know, in New Jersey and elsewhere, you know, you had companies on every street corner coming in saying, “We’re going to give you free solar! And it’s going to be free this and free that.” Find them now.

Ron : And one of the biggies with the larger companies out there. I get called all the time. I’m not going to say the names, but pharmaceutical companies call me. I went out to a winery not long ago. And I look at these projects. They’re telling me, “Yeah we got the biggest maintenance contract in the world with so and so and this guy and that guy. Look at their systems. They’re not even working right. They’re paying these guys. By the way, the paddle broke by a tree. It’s two years now. Are you kidding me? By the way, I looked at a friend of ours. He owns a winery. He has two different systems. One system I found out hasn’t worked for six years.

He’s one of those giants that if you don’t use them and they take care of it because you’re leasing it or whatever you’re doing, your PPA’s or whatever. I’ll show you how to make money. By the way, if you’re a nonprofit, if you’re doing other things, even large corporations something called power purchase agreement out there. So you don’t qualify for the 30% or you don’t have the tax appetite. Let’s figure something out real simple and real easy. So you’re listening to these guys, “Well we could take the 30%.” Guess what? They do take the 30%. You don’t get a dime of it. I’ll show you if you are a nonprofit or whatever you’re doing without the 30%, you still make money off our projects. And you own the system.

So when you own the system, it increases the value of your house- your business, I’m sorry. And you get all the benefits. So it’s a big trick. It’s a big game. We have a new solar project now. Community, solar, everything else. They’re all made for the big guys. Period. So when you talk to us, we’re going to show you how it really works. How you get the benefits whether your nonprofit, whether you’re a profit for profit. You may have to spread out your taxes a little bit what you’re allowed to do.

So there’s a lot, a lot to this system and a lot of knowledge that you need to know. I made my booklets originally when solar first came out because I know the owners that I talk to, I am a developer, I am an owner, that they have five minutes to listen to you. If they don’t get it, I just say give it to your accountant. If your accountant can’t attend. 99.9% times the accountant says, “This is a good investment.” A lot of times I can’t even get to an accountant because solar’s no good.

Eric : Right.

Ron : Because they only thought you get a PPA, a lease, or whatever. You got to be kidding me.

Eric : Yeah. That is true. I’ve seen it happen time and time again when Ron and I have been out and we talk to commercial business owners. Everybody from warehouses to restaurants. The Book of Ron where he spells out everything, word by word, line by line. These aren’t just some pie in the sky promises that you’re going to get here. This literally will be in writing. It’s a big thick book and it’s gonna show you your return on investment and how you’re going to make money. It’s designed to be brought to your accountant. Let your accountant look at it.  Ron : Well when we’re talking about the business end of it, I really believe in what I do. I love what I do. When it comes to my fitness and things like that, it’s kind of crazy. Joey : Okay, well yeah well finding enough… that’s… with dandelion wine, they use the flowers primarily.

Eric : Okay.

Joey : Interestingly, what we do a tea is we do a tea made from the leaves, flowers, and the entire plant. The root as well. So ultimately the reason for that is because each part of the dandelion has specific health benefits. Mostly what we focus on is the prebiotic element of them for the root which is much higher at certain times of the year. That is extremely important from fiber perspective because it’s basically an insoluble fiber. It also feeds your body’s natural probiotics, so it’s ultimately like a fertilizer for your gut. So what they’re finding now, clinically is primarily in a weight loss and in energy overall your body’s functioning as a whole, as one unit. You know, they- the doctor continued to just, you know, kind of advise him to do whatever he was doing, to keep doing it which was drinking this dandelion tea concoction.

And ultimately what led him to, you know, what lea him to start the business, what led him to actually create the concept was the success of this. At the same time, his friends were finding this product in the fridge and they were young. You know, so at the end of the day, preventative measures in the fitness space are extremely important, no matter what fitness level you’re on. So primarily I would call it, you know, corrective exercise, strength training, and intensity. That’s kind of what I focus on personally.

Eric : Yeah and your Tough Love Co NYC. That’s interesting because you know, you don’t hear an awful lot about preventative training. You know? It’s- It’s usually here’s where you are and here’s where I can take you and you know, you push it as far as you can go. A lot of people when that happens, they wind up getting hurt and then they just don’t to go back to it.

Joey : 100%. Yeah, I find that even experienced fitness professionals or people that are very, you know, are personally, on their own personal level, you know, very well fit, if you will. There are often times many things that they don’t understand from a functional perspective on that can greatly improve their gains in the gym more, you know, their ability to focus on a specific muscle especially the, you know, the glutes

Eric : Yeah.

Joey : Which is really a big point of concern for most people because we turn them off so often when we sit down.

Eric : Yeah.

Joey : Often times people will try to work one muscle specifically and they will it will be unsuccessful because you know muscles work in pairs, not just singly or as single, you know, driver. So what you’ll find is that if you don’t reactivate that that muscle in specific ways or you know, turn off other muscles that have become overactive, you won’t get the results you’re looking for. So it really is a science, you know? And that kind of what I’ve been focused on. It’s almost like, more like an approach like smart training.

Eric : So, you know, Ron as we’re wrapping up, you know, this hour again we’ve talked an awful lot of this hour about fueling your business, about making sure that your business runs efficiently, that you have the energy to run your business. And I think business owners still don’t really realize because of all the cacophony of noise with some of these solar scams and energy scams they have out there what the true advantage to solar and how it was really designed to work.

Ron : Solar is, to me, one of the greatest investments you could get in your property or building.

You know, there’s so many scams that are taking things from you. I think for building owners to really understand, it’s an investment in your building. You’re investing in your building. You’re upgrading your building. You have a whole new source of revenue in your building. Ours- And there’s so many companies out there know nothing about solar, selling solar, commercial solar, and getting into it.

There’s, I think this is where there’s getting to be a bad rap more and more in the industry. People like me with my background on electrical design and commercial building design, it’s huge for the builders, for developers, for store owners, for high consumers of electricity, you know? As you heard a little earlier today, Bob is one of the biggest roofing manufacturers commercial roofing manufacturers, you know? So when you combine all this… people never want to do a commercial roof. You’re getting your money back for your roof in one year. You got a whole new electrical system.

What regular developers need to know, that just- that are really into their warehouses or whatever, we’re increasing your square foot price. It blows your mind. My first job, we tried to find a 160,000 warehouse. We tried to get the owner to understand. We had to speak to his attorneys who weren’t the right people in my head. It’s really the accountants. The accountants were kind of for it. And what my accountants said to their accountant and to their father to this huge company is to think about it this way. If your building is empty, you’re getting a dollar a square foot with an empty building. This is what they research. This is what they looked at. You know, I had a commercial customer of mine big guy, his father got solar and when I went through the lease, he wanted me to show it to his attorney, one of the largest attorneys in the state. I had to sit with the attorney, explain to him what is the lease is really saying.

So when he saw it, he almost had a heart attack. He says this is unbelievable. All these giant companies out there whether it’s commercial or residential, they have a way to scam you and a way you’ll never know. One of the things we do is we review every quote. We’ll review your customers, our competitors’ quotes. If they’re better than us we’ll tell you to go ahead and do it. Now you got an engineer. You got an accountant, and you got people seasoned in the industry to tell you what you’re really getting. But there’s a lot of hidden costs and a lot of ways to take your rebates. Our customers get it all. We don’t save you money. We make you money. You’re going to make a lot of money off your building.
